Spanish Style Country House: - Located between Bitem and Tivenys. A fantastic location in the mountainous area, surrounding the villages. Good access to the property. Stunningly beautiful 360-degree views of the local mountains. Every window has a view. Yet only 10 minutes from the main road. The property is a fully refurbished, legally registered detached house of two floors and approximately 120 square meters, consists of three bedrooms. Located centrally within land of 2.5 hectares. On the ground floor located out side the front door is a covered veranda running the width of the house and terminating at the door to the utility room. Within the utility room is plumbing for a washing machine and a laundry sink. To the left is a walk in wet room with shower. Just past the shower is the gas Fridge/freezer and separate toilet. The utility room also benefits from generous work surfaces and Spanish style storage areas. The utility area was constructed in such a way as to allow for the possible easy addition of a self-contained apartment. Within the lounge area of the house a spiral staircase leads to the first floor office/study. This area is centrally located within the house and therefore has an additional multi fuel burner of 6kw for extra cold nights. The area has a purpose built Spanish style worktop and storage area. It is used as a desk and office/study area. In this location the property has the Internet receiver and modem. It also supplies the landline telephone. Both of these are available on contract. The main bedroom is assessed from the office/study and has room for a large double bed & bedroom furniture. Within this room is a large double built in wardrobe with sliding doors. From this bedroom there is a glazed door to the en-suite room, which has toilet, sink, vanity unit and shower cubical. The cubical has standard and massage water jets, together with a built in radio. The bedroom also has an external door to the first floor veranda with runs along the side and front of the house. The veranda has one of the best views we have seen in this area. Towards the back of the house from the office/study is the medium size bedroom. Again this bedroom has a large built in wardrobe with sliding doors. The room is suitable for a large double bed and furniture. From the middle bedroom leads a small hallway, which links between the smaller bedrooms and the shower room. In the hall is another large built in wardrobe and adjoining shelves for storage. The small bedroom is suitable for either two single beds or a medium size double bed. Shower room is a good size area. Which has toilet, sink vanity unit and cubical shower. The cubical has standard and massage water jets, together with a built in radio. The whole house has a pressurised hot and cold automatic water system. Both the pump and the gas water heater are fully automatic and located at the back of the house in their own cupboard. Within this cupboard is the access to the cisterna that can house around 15000 litres of water. The cisterna is fully tiled internally. The general guttering around the various roof areas collect rainwater and pipe it in to the cisterna for washing and garden use. The cisterna can also be filled via delivery from the side of the house via an external pipe. Water deliveries to the house are approximately 90.00 Euros for 20,000 litres. Generally if you live at the house full time around two deliveries a year are required. A new bio septic tank was fitted during the refurbishment of the house. All septic water is collected in this tank located behind the log cabin. Externally the land around the house is covered with gravel for ease use. There are steps to the side leading to a purpose built wooden log cabin, with double doors. This sits on its own base on the side of the valley and allows for fantastic unobstructed views down the valley Externally there is an open store with window. Which could be used as a workshop. Connected to this is a generator store, which houses the Generators. One electric start 5kw diesel and one manual start, 700w petrol. From the generator store is an underground cable providing the main electrical link to the house. The house does not have solar power. The owner does have a new charge controller remote display and inverter by Outback that comes with the house in case the new owners wish to install solar power. A data cable for the remote solar panel and charge condition indicator are already in place from the store to the house lounge area. Which will assist in the installation of solar power, if required. The land around the house has been maintained pesticide free. All weeds are kept down by regular maintenance. The land is divided in to two distinct areas, half down the valley, which is kept wild, but provides for a natural feel and the other half is planted with olive, almond and Carob trees. There are around 150 olive trees, which are presently in production for oil or cash and twenty-five almond trees for Personal use. The land also has a large number of Carob trees, which again provide a cash crop each year. The land is flat and easy to maintain. The property is located around 15 minutes from the River Ebre, which attracts international fishermen every year to fish for the giant Catfish and Carp. There is ample room for boat storage and equipment, within the property. Within the grounds is a six-berth modern style caravan. The caravan is nine years old and in excellent condition. It is road legal and road worthy. It would be ideal for additional accommodation. This is available at additional cost. The house is being sold with some furniture included.
